vision and challenges
- ex-pat clients wanted upgrade to newly purchased condo; had very fixed budget
- project undertaken at start of Covid affecting scheduling of trades; elevator occupancy restrictions caused delays moving workers/materials
design solutions
- reconfigured entry closet; open pull-out drawer for charging station/keys; Left side only 14” deep for shoe storage; opposite side now faces into kitchen creating pantry with double-doors
- retained linear kitchen layout but relocated sink; shortened peninsula to widen access to dining/sitting area
- created flex dining/sitting area off kitchen with full access to large deck; coffee table expands to seat 10; benches provide seating
- master bath cabinet features central pull-out storage unit for access to both sides
- installed frameless shower enclosure/new soaker tub; heated floor/shower in master
- replaced 3 floor finishes visible from entry; new vinyl-plank flooring for visual continuity
- adjusted floor-levelling to accommodate differences between carpet/tile/vinyl eliminating transitions; natural cork underlay for sound/comfort
- accentuated foyer with matching circular lights, carry through to living room; new LED surface and recessed lighting throughout
- installed ceiling fans for ventilation
