vision and challenges
- greatest challenge was odd-shaped layout due to conversion of office building to residential
- kitchen was so cramped homeowner could stand in the same spot, reach the sink/cooktop/fridge/dishwasher
- homeowner wanted finishes that were durable for rental suite; increase property value with controlled budget
design solutions
- removed dividing wall allowing kitchen to be extended by 24”, cabinetry facing both sides utilizes dead corner
- relocated cooktop away from fridge/sink
- installed re-circulating hood fan with carbon filters for function/visual appeal
- appliance wall contains fridge/oven/drawer microwave
- installed 18” dishwasher for space considerations
- replaced tub with walk-in shower
- kitchen cabinets with p-lam finish for durability; full extension pulls for drawers; soft-close mechanisms
- recessed LED gimbal lighting highlights kitchen working surfaces; ambient light for living room; gimbal for directional control for future art/furniture placement
- retained pony wall between kitchen cabinets/windows for electrical/plumbing runs
- removed 3 types of flooring allowing for levelling, install of vinyl plank flooring throughout; no transitions; durable and waterproof
