vision and challenges
- challenge was creating purposeful design – condo had plenty of room but lacked connection and flow; “as-built” kitchen was undersized, entire space was always cold and had insufficient lighting
design solutions
- removed wall to create visual and physical connectivity between kitchen and living room
- designed kitchen island with wine fridge, two freezer drawers, cook-top with retractable down-vent exhaust fan; eating bar functions like table with seating on both sides and integrated footrest for comfort
- created visual interest in kitchen with LED lit backsplash glass and back-painted, blue, glass ceiling drop
- installed high gloss acrylic cabinets with touch-latch/soft-close hardware; matching cabinet panels for fridge/freezer/dishwasher
- defined dual living room areas with drop-ceiling panels, carpets, furniture arrangements
- re-configured entry closet to add kitchen storage, space for sub-woofer
- installed smart-home automation for heat, dimmers, audio, blinds; all-off exit button also lowers blinds for control of solar gain
- addressed heating issues with mix of radiant heat, resized baseboard heaters
- installed bio-fuel fireplace – venting not required
